How do I get a rental appraisal?

What decides how much rent a property gets?
Mostly the same things a tenant weighs when they scroll the listings: the suburb and street, the number of bedrooms and bathrooms, the condition of the kitchen and bathrooms, parking, outdoor space, and what else is available to rent nearby that week. Two similar houses a few streets apart can appraise differently because one backs onto a main road or has a second living area.
That is why an appraisal is a snapshot rather than a fixed number. It reflects the comparable homes that have leased recently and the competition on the market now. Is a rental appraisal the same as a valuation?
No. A rental appraisal is an agent’s opinion of the rent the property will achieve, and it is free. A valuation is a formal report prepared by a certified valuer, it is paid for, and it is what a lender or a court relies on. We explain the difference in more detail in appraisal versus valuation.

- Yes. There is no charge and no obligation. You do not have to list the property with us or sign a management agreement to receive it.

- What happens after the appraisal?
- Nothing, unless you want it to. If you decide to lease the property, rent my property explains the first week. If you want it managed, the fee is 9% to 11% of the rent collected plus a letting fee when a new tenant is placed, and the management fee only starts when the rent does.
- Do you appraise commercial property?
